Cancellation Policy

Cancellations 30 days or more prior to check-in are refunded 100%. Cancellations 14 to 29 days prior to check-in are refunded 50% . Cancellations made after 13 days prior to check-in are non-refundable.

Damage & Incidentals

Guests are responsible for leaving the property in a reasonable and tidy condition at the end of their stay.

Any damage, breakages, loss, or excessive cleaning required as a result of guest misuse, negligence, or failure to follow house guidelines will be charged to the guest.

This includes, but is not limited to:

  • Blocked toilets, drains, or plumbing caused by inappropriate items being flushed or disposed of

  • Damage to furnishings, appliances, fixtures, or fittings

  • Excessive cleaning required due to spills, stains, or food waste left uncovered

  • Pest issues (including ants or insects) caused or exacerbated by uncovered food

  • Loss of keys, remotes, or other property items

The cost of repair, replacement, or additional cleaning will be deducted from the security deposit where applicable, or charged separately if no deposit is held. Receipts or reasonable estimates will be provided upon request.

Normal wear and tear excepted.

Natural Conditions

Beach size, sand levels, and sea conditions may vary due to weather, tides, and seasonal changes and are beyond the control of the owner. These do not constitute grounds for a refund.
